High-street lenders rely on rigid affordability calculators. If your income arrives as dividends, retained profits, multiple sources, foreign currency, or fluctuates seasonally, the automated systems often can’t make sense of it. Specialist lenders take a more human approach — but accessing them requires knowing which lenders to approach, and how to present the case.

We deal regularly with self-employed clients (sole traders, partners, limited company directors), contractors paid via day rate, professionals with complex bonus or commission structures, expats, returning UK nationals, and clients with historic adverse credit. The right lender for each of these is rarely the same — and rarely the obvious choice.

Where standard mortgage timelines don’t fit — chain breaks, auction purchases, or properties that aren’t yet mortgageable — we can also arrange bridging finance. It’s not our core focus, but when it’s the right tool we’ll structure it properly, with a clearly modelled exit, and refinance you onto a long-term mortgage once you’re ready.
